When a property has been vacant for more than thirty days, the entire home insurance policy is void. To prevent this, the owner needs to purchase a vacancy permit providing coverage for fire and liability. In most cases losses such as water damage, sewer backup and vandalism are excluded.

Of course, water damage is always a big concern. Here are a few simple things that can be done to reduce the risks associated with water damage to vacant properties.

- Turn off the water supply and drain all the pipes and domestic applicances, and not forgetting to flush the toilet.
- Install monitored water sensors
- Freezing and bursting water pipes in winter are also hazardous and a good idea is to install a monitored temperature alert
- arrange for someone to inspect your property every few days.
