The proposed towers are a direct response to the principles outlined in the C6a zoning and guidelines, which limit tower footprints to 5,500 sq ft and encourage tower separation. The two towers are set back from the podium. Retail on Robson Street, combined with landscape strategies are employed to allow maximum permeability on a steeply sloping site. The other major uses have individual entries appropriate to their use - the office component on Robson (mid_block) and the residential components on Nicola and Broughton, reinforcing the residential nature of these streets.

Residential uses and landscape elements at grade are used to reinforce the vision of the lane system as a mews street. The elevational treatment and materials selection reinforce an integrated approach to unify each use within the development and provide solar control. Landscape Design will provide passive and active areas for each use while contributing to the project's environmental performance.
